Applying roof sealants provides an extra layer of protection for your roof against weather conditions. This prevents damage caused by exposure to ultraviolet light and prolongs its life expectancy, while preventing leaks into your home. Moreover, it improves your home’s energy efficiency as well.
Sealants are essential for flat roofs, as they tend to collect water and debris. As for sloped or angled roofs, they are optional but ideal for preventing long term damage.

1. Prepare the roof
Look for any cracks, gaps or flaking on your existing coating. Remove any flaking, reattach any loose screws that are sticking out and fix troubled areas.
2. Clean the roof
Mildew stains should be cleaned with bleach. Thereafter, clean the surface with a hose so that it is free of dirt, and ensure that it is dry before application.
3. Apply the sealant
Start by pouring some sealant mix to the corner of the roof and start applying it with a roof brush. The last area to tackle should be the area by the ladder.
4. Wait for it to dry
The next step is to leave the sealant to dry for 8-24 hours. This is dependent on the weather conditions; hot temperatures will speed up the drying process.
5. Clean the roof (optional)
After the sealant has dried, clean the roof with an alcohol-based cleaner.
